Spain shouts a solution to the serious crisis of access to housing. While government and communities try to accelerate the market on the house for rent at affordable prices, business proposals arise that break with traditional logic. Oriol Valls, Barcelona engineer, and Anna Bedmar, who studied business administration and management and is from Terrassa, both 33 years old, created in 2023 a start-up that allows you to buy rooms. «We saw that most young people could not save and waste all their income in a rental and, at the end of the month, they did not own anything because they had not been able to save. We were the same, since we both allocated a large part of our income to the rental of a room or a property,» explain the co -founders. With their method, they say, young people can start saving, benefit from the revaluation of the property and, in just a few years, to have the necessary capital to make the leap to their first complete home. This is the philosophy of Robacion.com, which closed 2024 with more than 80 operations that meant 3.4 million euros transacted and a turnover of 1.4 million euros. At the moment they have no benefits, although they hope to be profitable in 2026. They claim to have more than 21,000 people on the waiting list to buy a room. «We anticipate reaching the 400 rooms sold this year,» says Oriol Valls, CEO and co -founder. They are in Barcelona, Madrid, Valencia and Granada and intend to climb the platform in southern Europe. To achieve this, the company, which already lifted 400,000 euros in 2024, has just taken an important step in its growth with a round of 1.3 million euros, an operation led by Demium Capital. Roomacion.com identifies apartments for sale, the reforms in an integral way and markets them by rooms. It connects sellers with buyers interested in acquiring a room in property, and is responsible for the entire sale process. The ownership of the property is divided proportionally to the square meters that the room supposes plus a percentage in equal parts of the common areas. «When you buy a room you are acquiring an undivided part of the property (proindiviso) or, what is the same, a percentage. It is the same legal form as when a marriage buys a floor.» The sale is written before a notary and registered in the Property Registry. The price of a room depends on the location, surface, if it has bath or terrace … they cost between 60,000 and 80,000 euros. «For example, if each month a user pays 450 euros for rent for a room, they are 5,400 euros per year. As a co -owner, with that same monthly installment, it will have the same economic effort, but it will be generating an asset on property. Within a period of five years it could obtain more than 20,000 euros of return in case of wanting to sell the room,» says Bedmar. The purchase can be made in cash, but the most common option is through financing. The time to sell the room, the co-owners have the right of preferential acquisition and the start-up has a repurchase service if necessary.
