The investment in garage places, one of the most grateful in the brick market for its low complexity, continues to fill the pockets of the savers, although somewhat less. The annual gross profitability obtained by buying a place to put it for rent has gone from 7.1% of 2023 to 6.5% in 2024. It is placed in 2016 levels and equals that presented by the house (6.4%), according to Fotocasa. Important increase in parking lots. The price of garages in Spain rose 10.2% in 2024 and was placed at 13,770 euros on average, compared to 7.5% increase in 2023, according to the analysis of the real estate portal. In seven out of ten Spanish cities, the price rose, especially in Guadalajara (37%), León (32%) and Almería (30%). The increase is above the experienced by the house, which shot 8.4%in 2024, its largest rise since 2007, according to the INE. «Low profitability because the purchase price is rising strongly and, on the other hand, the rental price is not growing at the same level,» says María Matos, director of Studies and spokesman for Fotocasa. The rent, although it has also risen, has done so more contained, “with an approximate increase of between 1% and 2%, standing at an average close to 75 euros per month,” says Juan Ramón Prieto, director of Operations of Solvia. Even more particular savers are opting for this investment and do so for a few reasons. The most obvious is that it gives few problems and does not require change of appliances or paint the walls. In addition, «it requires a very small initial investment, especially if we compare it with the house,» says Prieto. And it continues: «This type of investment is usually focused on periods of economic uncertainty such as the current one for being perceived as low risk and providing the investor.» Without forgetting that the restrictions on the use of the vehicle, such as the creation of low emissions areas, the pedestrianization of downtown areas or the elimination of surface parking, the demand for private garage places, especially in central areas, have increased in central areas. In addition, the purchase of this type of assets has been strengthened due to the increase in vehicle sales, which in 2024 exceeded one million cars. The housing crisis has also ended up impacting. High prices of houses, their shortage of supply and market regulation are encouraging some savers to change dance couple. «The saver or small investor seems to have more complexity when acquiring a home and if we add to this the possible problems of defaults that may have by a tenant, these circumstances may help the investment allocate more to garage places,» says Esteban Calcerrada, responsible in Madrid of Parkingya, a company specialized in the sale and management of garage places. Alberto Zaldua, responsible for the company in Barcelona, adds the effect of the pricing limit in the Catalan city: “There are investors who have chosen to move from the floors to the parkings due to the problem they give in issues of legislation and limit of rental prices. The rental of one or several places generates more rotation than a floor, but always gives less problems. ” Matos argues that there is a drag effect caused by the rage of housing purchase and because a garage square increases the value of a floor to 7%. Another reason that has consolidated parking as an attractive alternative for small savers is that it requires few maintenance expenses and that allows you to invest in brick without having to resort, in most cases, to bank financing. Although the purchase price will depend on the location and, above all, on the demand. “A central neighborhood is not the same as one further. For example, we sell in Madrid, in the area of Manuel Becerra, a garage for 29,000 euros, compared to another offered in Puente de Vallecas at an exit price of 7,000 euros. The difference is more than triple, ”says Prieto. In the most claimed areas of Madrid, says Calcerrada, such as the neighborhoods of Chamberí and Salamanca, it is rare to find good places below 40,000 euros. And in Barcelona, the average price of a standard place moves between 18,000 and 20,000 euros, adds Zaldua. Without ignoring that any investment entails risks no matter how small they are, the truth is that it is an asset that will always have a rental demand. «The reason why this type of investment could go wrong is because of something extraordinary such as pandemic in 2020, although you can always look for alternatives to keep the places rented at a more content price,» he says Calcerrada. In addition, the danger of defaults and occupation is very low and, in the case of needing to disin, «it is always easier to sell one or two places than a floor,» says Zaldua.
Beginner error
Even so, it is not convenient to leave the choice random. In Solvia they identify the factors that can negatively affect profitability, such as the evolution of demand, normative changes or an initial location analysis. “The main error is to pay above the market price or buy because the price is very economical without taking into account the measures of the place or the difficulty of parking. Having high community expenses is another mistake that some beginners do not usually take into account, ”describes calcerrada. You must also assess associated expenses, such as taxes and community. And «knowing in depth the local regulations and restrictions that may affect the rent, since some areas have limitations on who can use or buy these spaces, and there are communities of neighbors that do not allow rental to non -resident third parties,» says Prieto. Election well the area where the parking is purchased is essential, since this will depend on the profitability obtained. For example, cities with profitability above the national average are sea roquetas (11.2%), Ávila (10.1%) and Castellón (8.8%), according to Fotocasa. The least profitable are: Mislata (2.8%), Jaén (3.3%) and Palencia (3.3%). «You have to look for areas with a certain problem when parking on the street, that the squares are comfortable to park, regardless of the type of car,» they say in Parkingya Barcelona. The most frequent measures usually have 2.20 meters wide by 4.50 meters long, «although it is convenient to be a little larger because the current vehicles are more bulky and there are somewhat fair in these places,» he
