Tenants and owners have been experiencing days of maximum insecurity and uncertainty since last April 28, when Royal Decree-Law 8/2026, of March 2, which established the extraordinary extension of two years for rental contracts that expired until December 31, 2027 and set a 2% cap on the annual update of rents, passed in the Congress of Deputies. While it was in force – just 39 days – tens of thousands of tenants sent bureaufaxes to their landlords requesting to take advantage of the limit and the two-year extra time, a buffer against rent increases.
