The Spanish coast warms engines. And not only because the arrival of tourists is expected to batter another record this year. The real estate market, beaches and beach bars wins more buyers and raises its prices. In fact, the increase is superior to inflation in all coastlines. Only in the first quarter of the year, the price of housing in municipalities of Costa (excluding capital) has continued to accelerate and has registered an interannual growth of 7.2%, a figure close to 7.7% of the national average and that represents an increase of 4.3% above inflation, according to the data handled by the Tasier Tasier by Accumin. The greatest increases have occurred in the islands (12.8%) and on the Mediterranean coast (8.9%). In any case, and this is the good news, prices are located on average by 16% below the 2007 maximums, with the exception of the islands, which exceed them by 10%. It is important to note that these data refer to housing in coastal locations, but do not distinguish whether it is first or second residences. To know this detail you have to go to the survey that this company performs to its appraisers, which estimate an increase in the average value of the holiday housing in coast of 12.1% year -on -year in the first quarter of the year, which represents a strong acceleration with respect to 3.9% recorded in the same period of 2024. That is, the average price of the second residence on the coast is now located at 2,970 euros per square meter. These technicians point out that the prices of the second residence still have a rise and that the second -residence sale have grown up to 10% per year. “The housing market in Cost of Tunsa by Accumin. The Real Estate Solvia speaks of a clear rebound in the demand for holiday housing, which was slowed down in 2023, mainly due to the rise in interest rates, and which rebuked in 2024. Torrevieja, Orihuela, Benidorm, Denia, Gandía or Santa Pola (Valencian Community) and Marbella, Estepona, Benalmádena, Mijas, Torremolinos, Fuengirola, Almería, El Ejido, Huelva or Algeciras (Andalusia). In the Islands, Palma de Mallorca, Las Palmas de Gran Canaria, Santa Cruz de Tenerife, Arona and Adeje also stand out for their volume of operations. And in Murcia, attention focuses on Cartagena and San Javier. In this list of destinations, the north coast cannot be missing, where a shopping bum has been unleashed. «Last year the northern coast reached its highest volume of transactions of the last decade and also increased the promoter activity, with maximums of the last 15 years,» says Arias. In this coast the rise in prices can still be considered moderate: 5.3% in the first quarter, according to the appraiser. However, it depends on the area. Solvia has registered one of the most notable increases in Carballo (A Coruña), where houses are 22.9% more expensive than a year ago. This town has starred in one of the greatest price increases, ahead of Benicarló (21.5%), Marbella (20.2%) or Mahón (18.6%). In short, the market is heated, although at different rhythms.

To live, but thinking about the future

Although many buyers, especially nationals, acquire an apartment or a single -family for their own use on vacation, holidays and weekends, do not lose sight of the fact that brick is a refuge value. «The buyer's confidence has been strengthened by the perception that holiday housing in consolidated locations is an asset with high revaluation potential. To this is added a context of stabilization of interest rates and a limited offer of quality product,» says Prieto. There is another condition and that is that here the availability of urbanizable land is also limited and many of the most demanded locations, such as the first beach line, have a very small offer, which prices rise up. And we must not forget that the rent is unstoppable. «While the majority use that is given to second residence housing throughout the coastal set is its own use, the presence and increasing weight throughout the holiday rental territory is still relevant,» says Arias. Funding a holiday apartment on the beach this summer in Spain is on average between 6 % and 7 % more expensive than in 2024, according to the Statistics of Technitasa. The average price per week reaches 1,270 euros. A perfect cocktail that causes acquiring a house on the beach to be this year somewhat more expensive. And, in fact, «many Spaniards are anticipating the purchase decision before access is further complicated,» says Prieto. On the islands, each square meter of Casa slopes on average 2,481 euros, a value influenced by the balearies, while the rest of the coastline They are Santa Eulària Des Riu (Ibiza), which records an average price of 5,829 euros per square meter, and Ibiza (5,113 euros), according to the Solvia Market View 2025 report, corresponding to the first quarter. Also, Sitges (4,335 euros) and Marbella (3,912 euros). On the other hand, to find the cheapest you have to go to Algeciras (1,267), Ribeira (1,230), Marín (1,079) and Águilas (1.218). In the sun and beach market the presence of the foreign buyer has always been very relevant. It is still, despite the competition of other Mediterranean destinations such as Tunisia. In the first quarter of 2025, 14.1% of the sale registered in Spain corresponded to foreign citizens, according to data from the College of Registrars. «The most frequent nationalities are the British, German and Dutch, with a clear interest in coastal areas: Balearic Islands, Canary Islands and the Valencian Community concentrate a high percentage of these operations, which shows that most of these acquisitions are oriented to holiday housing,» says Prieto. The second hand continues to be the most demanded option for its most accessible price and the largest available offer. And also where there is more options to get the long -awaited beach first line. «Although, in general, the housing offer has been reduced in all markets, there are still interesting opportunities in the beach front line,» they say in Solvia. This real estate company sells an apartment in Tavernes de la Valldigna of 69 square meters with three bedrooms for 155,000 euros. Another in Oropesa del Mar, 49 meters, on the front line, for 170,000 euros.
